Development of land and buildings requires planning consent. To demolish a building will require planning consent in the same way as will the construction of a new building or extension. There are several different levels of permission which are explained below.

This type of permission is sought to clarify the nature of any development and establish the potential for full market value without incurring the expense of detailed construction and design plans.

This kind of permission clarifies the exact nature of the construction and design and is necessary for any building work to start. Detailed permission can be obtained without the outline procedure.

Building regulations approval may be necessary for works with or without planning approval. They specify in some detail the regulations governing certain types of work, types of materials to be used, window sizes etc and are designed to establish satisfactory standards in the construction and safety of a building.

A Building/full structural survey is a comprehensive examination providing more detail than either a valuation or home buyers report. This type of survey should be undertaken where possible but particularly with older properties where defects may be not so readily evident.

A careful inspection is made of all visible parts of the property, which are visible and accessible including roof void, timber work the walls and detailed dampness checks.

The surveyor will comment on visible elements of household services such as plumbing, heating, sanitary services, electrics and drainage.
